Yasaka Sushi & Ramen approached me seeking a second-generation restaurant space in San Antonio or New Braunfels. Their goal: a high-traffic location of at least 2,000 SF with strong visibility to minimize build-out costs and accelerate opening.
Challenge
The search began with leasing in mind. However, while negotiating for a former Denny’s listed for lease by a large investment group, the client shifted priorities — expressing interest in ownership instead. Securing a purchase from a firm that rarely sells assets required a new strategy.
Solution
We pivoted quickly, reframing negotiations and structuring a competitive purchase offer. This involved persistence, careful positioning, and clear communication to demonstrate Yasaka’s commitment and capability as a buyer — convincing the landlord to consider an outright sale.
Outcome
After multiple negotiation rounds, Yasaka acquired the ±4,000 SF former Denny’s building in New Braunfels. The transaction closed about 8 months after the initial search. The site offers excellent frontage, ample parking, and strong long-term potential in a fast-growing market.
Impact
Though the restaurant has not yet opened, this case highlights how adapting mid-deal can transform a straightforward lease search into a long-term real estate investment — securing both operational stability and future equity growth for the client.
